Houses endure. Papers are filed. But knowing — the accumulated sense of how this family runs — walks out the door a little at a time. In most households it happens twice a decade, and no one marks the loss.

Held by the family, and no one else
SEAT is a private intelligence resident in the household. It runs on machines the family owns, inside walls the family owns. What it hears, reads, and learns does not leave the property — there is no cloud behind it, no vendor above it, no one else inside it. Not staff. Not suppliers. Not us.
Each member of the family holds their own key. Staff see precisely what they are granted, and nothing more. The household keeps its own counsel.
Memory, in three registers
Personal memory belongs to each member, and ends where they choose. Family memory belongs to the line — it is the register that persists, carried from house to house, generation to generation. House memory is bound to each property; when a house is sold, its memory is separated and settled like any other fixture. Three registers, three kinds of ownership. The distinction is the institution.
Written to outlast its keepers
Permissions pass by instrument, not by accident. Children come of age into their inheritance of it. A new house receives what the family knows; the old house keeps only what belongs to its walls. What the family learned in fifty years arrives intact — in the hands of those who come after.
